2014 State of the Center City report now available

Each year, Charlotte Center City Partners produces a “State of the Center City” report, highlighting some of the most up-to-date data about Charlotte’s urban core. This report is intended to be a research document that is a resource to brokers, prospects, investors, developers, real estate professionals and interested parties. It provides a deeper understanding and data set to help them evaluate becoming a part of this exciting place.

The report shows that our City is emerging from a sluggish economy with strong infrastructure and tools to look forward to a new era of growth. Our theme for 2014 is Building to Win, which captures the great potential that we see in our Center City and in Charlotte as we welcome a new era of growth.

We are encouraged to see the time tested formula of public infrastructure shaping and stimulating private sector investment. We have seen development in several of our neighborhoods, including Third Ward with the opening of Romare Bearden Park and the nearing of the opening game for BB&T Ballpark and the Charlotte Knights. There is similar excitement and development happening in South End.

Between 2010 and 2013, Uptown enjoyed a healthy supply of office space that provided us the assets we needed to grow Uptown employment to more than 100,000 employees. Other impactful data points include:

  • Uptown is growing hotel rooms by 15% – 7 hotel projects were announced in 2013 (700 new hotel rooms) and 1,048 hotel rooms are under renovation
  • We have 4.5 million square feet of existing retail space in Center City
  • 23,000 pedestrians cross Trade & Tryon daily
  • 72% of Uptown and South End residents are between ages of 20 and 49 – compares to 41% nationally
