New Uptown Condominium Community Announces Hotel PlansMarch 11, 2011 10:53 pm
CHARLOTTE, NC – Small Brothers Charlotte, LLC announces the construction of their new uptown mixed-use development located at Caldwell and Third Streets that will include 67 residential condominiums, a rooftop restaurant and a hotel. Strategically located between the NASCAR Hall of Fame and Time Warner Cable Arena, the new plans for ground level retail and a hotel on Caldwell Street will revitalize the area for pedestrians. Construction is slated to begin by mid March.
Small Brothers planning phase for their vision of this unique project design has been extensive since acquiring the property in 2009. They purchased two additional parcels of land, the most recent in October 2010, of adjoining property to expand vehicle and pedestrian access to the new development. Re-zoning for
the entire project was obtained from residential to mixed use. Architects Perkins Eastman and their experts had a comprehensive structural analysis performed and a complete new design was developed for their innovative plans.

Full-scale luxury living in Center City, the development on Caldwell Street uptown will feature Charlotte’s only rooftop restaurant, valet parking, hotel amenities, 24/7 concierge, fitness club, clubroom, and rooftop pool. The 9,000 square foot rooftop restaurant includes indoor/outdoor seating with private dining, outdoor lounge and “Sky Bar” with walls that open up to the roof area, which includes the pool and sun deck in 7,800 square feet of open space walkways, green roof and seating areas. Charlotte’s only rooftop restaurant will provide spectacular 360-degree views overlooking the skyline for the ultimate in Center City living.
Hyatt has approved the new development and the plans call for a 172-room Hyatt Place Hotel. Included are a 10th Floor “Sky Lobby” for guest check in and guest services, dining, E-Room, gallery, and guest kitchen. Ground level valet parking will be available for hotel guests. The new building will be 22 stories (296 feet) and 383,725 gross square feet. Approximately 2,600 square feet of ground floor retail will be at the corner of 3rd and Caldwell Streets. There will be 187 parking spaces that will encompass 81,610 square feet and occupy Levels 2 -6. Boykin + Prospera, with offices in Pittsburgh and Huntersville, have been selected to jointly manage the hotel and building.
The 67 condominium homes range from 800 square feet for one-bedroom homes to 3,800 square feet for rooftop penthouses. The condominium homes are extraordinarily spacious with wide plank floors, gas cooktops, designer appliances and natural stone countertops. A demonstration kitchen and wet bar, fitness center, roof top pool, game/activity room are available for residents. A dedicated storage area for residents has been created on ground floor. Provided parking for homeowners will include one space for one bedroom condos and two spaces for two-three bedroom condos.
Real Estate firm The McDevitt Agency represents the developer. The Charlotte-based firm consists of top-producing real estate brokers specializing in Center City and its surrounding neighborhoods. The Architect firm is Perkins Eastman, an award winning international design firm, with a multi-faceted practice and a diverse portfolio of urban mixed use, residential, and hospitality projects. The design team is led by Charlotte based Senior Associate John Mang AIA and supported by Principal Shawn Baler AIA, the firm’ Hospitality Practice Area Leader. Local projects recently completed by Perkins Eastman include the Enclave, Cielo Charlotte, and Circle at Southend, the first LEED certified (silver) multifamily residential project in the State of North Carolina.

The timing is exceptional and the importance of the building’s successful completion from the community’s perspective cannot be overstated, ” said Mang, McClure, Nicholson, Montgomery Architects, the designer of the original building, is working with Perkins Eastman as an associate architect for the project.
Cleveland Construction, Inc. will act as the general contractor on the project with a projected completion date of August 2012 prior to the Democratic National Convention being held at Time Warner Arena.
