Together, these sections show how employment growth, office leasing, residential demand, small business activity, and event-driven visitation are contributing to Center City’s economic strength.

Q2 2026 - Development Momentum Driven by Financial Services Growth

Center City Charlotte continues to outperform nationally, driven by strong job growth and financial services expansion.

Recent announcements highlight this momentum. SMBC Group will bring 2,000 jobs to Uptown with a new U.S. headquarters, while Capital Group is adding 600 jobs through a major East Coast hub.

This growth is translating into demand. Charlotte added 37,600 jobs in 2025 (+2.7%), with nearly 40% in office-using sectors, driving 5.7M SF of leasing activity—the strongest since pre-pandemic levels.

Leasing is concentrating in high-quality space, with developments like 110 East nearing full occupancy and accounting for over 300K SF of recent deals.

Bottom Line: Center City Charlotte is outperforming peer markets, with corporate investment and talent growth continuing to drive office demand.

The frequency of people working* from Uptown and South End as of April 2026 is approximately 95% of pre-pandemic levels 

The frequency of people working* from Uptown as of April 2026 is approximately 80% of pre-pandemic levels.

The frequency of people working* from South End as of April 2026 is approximately 162% of pre-pandemic levels. 

* Defined as people primarily working from the office and in a hybrid arrangement

Return to office percentage is calculated by comparing the latest 3-month total for the current year to Q4 (Oct – Dec) of 2019. Placer has changed how they categorize central business districts/business improvement districts, now account for resident workers and commuters. Changes in return to office metrics post April 2025 will reflect this change going forward.

Top 10 days for the highest number of Uptown visits between January–April 2026 are primarily related to the events at Bank of America Stadium and Spectrum Center.
